How to Use AR Measure
- 1Open in Chrome on an Android device. Tap Start AR.
- 2Grant camera permission and slowly move your phone to let WebXR detect the floor or surface.
- 3Tap the Add Point button to place measurement anchors in the real world. A reticle shows where the next point will land.
- 4Place two or more points to measure distance. Add more to trace a room outline - the tool calculates total perimeter and floor area automatically.
- 5Tap Reset to clear all points and start a new measurement session.
Tip: For height measurements, place the first point at floor level and the second on the wall or ceiling. The tool uses free-space projection when the surface cannot be hit-tested.

Documents scanned with Scanner Pro, compass readings, AR measurements, and building data entered in the Telangana Builder's Guide are never uploaded to any server. The Builder's Guide chatbot does send your message to Pollinations.ai (a free AI service) to generate an answer - no personal data is attached.

By accessing or using Tools4us ("tools4us", "tools for us", "tools 4 us") and its services - including the Vastu Compass, Scanner Pro, AR Measure, and the Telangana Builder's Guide - you agree to be bound by these Terms and Conditions. If you do not agree, please discontinue use immediately.
2. Description of Services
Tools4us provides free, browser-based utility tools including but not limited to:
- Vastu Compass - real-time digital compass using device orientation sensors
- Scanner Pro - live camera document scanner with edge detection and PDF/ZIP export
- AR Measure - augmented reality distance and area measurement via WebXR (Android Chrome only)
- Telangana Builder's Guide - Telangana building regulations tool for residential (GO Ms. No. 168) and commercial (GO Ms. No. 145) buildings covering permissible heights, setbacks, and parking norms, with an AI chatbot assistant
All tools run entirely within your browser. No account, login, or installation is required.
3. Device Permissions
Certain features require access to device hardware. Your browser will prompt for the following permissions:
- Camera - required for Scanner Pro and AR Measure
- Motion & Orientation Sensors - required for the Vastu Compass and AR Measure
All data captured through these permissions (images, camera frames, sensor readings) is processed locally on your device and is never transmitted to our servers.
4. Telangana Builder's Guide - Accuracy Disclaimer
The Telangana Builder's Guide is provided for reference and informational purposes only. While we strive for accuracy based on Telangana GO Ms. No. 168 (2012) for residential buildings and GO Ms. No. 145 (2024) for commercial buildings, the tool output should not be relied upon as legal or professional advice.
- Building regulations may change; always verify with GHMC, HMDA, or your local Municipal Authority.
- The AI chatbot assistant answers from an embedded reference document. It may not reflect recent amendments or special orders.
- Always consult a licensed architect or structural engineer before commencing construction.
Tools4us shall not be held liable for any construction decisions, penalties, or losses arising from reliance on the calculator output or chatbot responses.

- Your chat messages are sent to Pollinations.ai servers to generate a response.
- Do not enter personal, confidential, or sensitive information in the chat.
- Pollinations.ai's own terms of service and privacy policy govern their handling of that data.
We do not send any camera images, scanned documents, or sensor data to any third-party service.
6. Disclaimer of Warranties
All tools are provided "as is" and "as available" without warranty of any kind, express or implied. Tools4us makes no guarantees regarding the accuracy of compass readings, AR measurement results, document scan quality, or building regulation outputs. Tools should not be relied upon for safety-critical, legal, or structural engineering decisions.
7. Limitation of Liability
To the fullest extent permitted by applicable law, Tools4us shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of, or inability to use, any of the services on this platform - including but not limited to loss of data, construction liabilities, or financial loss.
8. Acceptable Use
You agree not to misuse Tools4us or any of its tools. Prohibited activities include:
- Attempting to reverse-engineer, scrape, or automate bulk requests to our services
- Using the Telangana Builder's Guide chatbot to generate or distribute misleading building advice
- Reproducing or redistributing our content without prior written consent
9. Intellectual Property
All content, design, code, and branding on Tools4us are the property of Tools4us and are protected by applicable intellectual property laws. 2. Information We Do Not Collect
We do not collect, store, or transmit any of the following:
- Your name, email address, or any account information
- Camera images or video frames captured by Scanner Pro or AR Measure
- Documents you scan or export
- Device orientation or motion sensor data used by the compass
- Location data - we never request GPS permission
- Plot area, road width, building type, or any values you enter into the Telangana Builder's Guide
All sensor data and document processing happens entirely on your device. Nothing is uploaded to our servers.
3. Telangana Builder's Guide Chatbot & Third-Party AI
The Telangana Builder's Guide AI chatbot is powered by Pollinations.ai, a free third-party AI inference service. When you send a message in the chatbot:
- Your message text is transmitted to Pollinations.ai's servers to generate a response.
- We do not attach your name, IP address, or any account identifier to these requests.
- Pollinations.ai may log requests as part of their own operations; their privacy policy governs that data.
Do not enter personal information, Aadhaar numbers, property details with your name, or any sensitive data into the chatbot.
4. Cookies, Local Storage & Advertising
Our own storage (no personal data):
- sessionStorage - stores only the last active view (e.g., "compass") so the app reopens where you left off. Cleared when you close the tab and never transmitted anywhere.
Google AdSense cookies (third-party):
We display advertisements through Google AdSense (Google LLC, 1600 Amphitheatre Parkway, Mountain View, CA 94043, USA). Google AdSense uses cookies - including the DoubleClick cookie - to serve ads and may use your browsing behaviour to personalise the ads you see.
- Google may collect information such as your IP address, browser type, device identifiers, and pages visited to serve relevant ads.
- You can opt out of personalised ads at any time via Google Ad Settings (g.co/adsettings) or the Network Advertising Initiative opt-out page (optout.networkadvertising.org).

Tools4us itself does not read, store, or process any data collected by Google AdSense cookies.

Some tools request browser permissions:
- Camera (Scanner Pro, AR Measure) - video frames are processed in your browser using JavaScript and WebXR. No frames are uploaded.
- Motion & Orientation (Vastu Compass, AR Measure) - sensor data is read in real time and used only to render on screen. Not stored, not transmitted.
You can revoke any permission at any time in your browser settings.
6. Children's Privacy
Tools4us is not directed at children under the age of 13. We do not collect personal information from any users. Since no personal data is stored on our servers, there is no child data to delete on our end.
7. External Links
Our platform may contain links to external websites (e.g., government portals, reference documents). We are not responsible for the privacy practices or content of those external sites. We encourage you to read their privacy policies.
8. Data Security
Since we do not collect or store personal data on our servers, there is no personal data at risk on our end. For the chatbot, messages travel over HTTPS to Pollinations.ai. We recommend not sharing sensitive personal information through any AI chat interface.
9. Your Rights
Since we do not collect or store personal data on our servers, there is no personal data held by Tools4us to access, correct, or delete.

The Telangana Builder's Guide is a free online tool that helps architects, engineers, property buyers, and landowners instantly determine the permissible building height, number of floors, and mandatory setbacks (front, side, and rear) for both residential buildings (GO Ms. No. 168, Table III) and commercial buildings (GO Ms. No. 145, Table III C) under Telangana building regulations. How to Use
- 1Select building type - choose Residential to calculate as per GO Ms. No. 168 (Table III), or Commercial to calculate as per GO Ms. No. 145 (Table III C). Results and setbacks change based on your selection.
- 2Enter your plot area - type the area in Sq. Metres, Sq. Yards, or Acres. A conversion to sq. metres is shown automatically.
- 3Enter the abutting road width - the width of the road your plot faces, in Metres or Feet. This determines your front setback.
- 4Read your results - the tool shows the maximum permissible height, height range, parking requirement, and a full setback table for every allowed height option.

Important Disclaimers & Exemptions (GO 168 / GO 145)
1. Special Zones: Table III does not apply in notified congested areas (Old City GHMC, Gramakantam), within 30 m of major water bodies, 30 m from railway property, AAI aviation funnel zones, Defence establishment buffers, Heritage precincts, and Oil/Gas pipeline corridors.
2. Road Widening: Front setbacks are measured after leaving land affected by proposed road-widening lines.
3. High-Rise (>18 m): Buildings exceeding 18 m fall under Table IV - requiring Fire NOC, larger setbacks, and minimum road widths.
4. Special Uses: Hospitals, educational institutions, and multiplexes have additional road-width and setback requirements beyond Table III.
5. Commercial Buildings (GO 145): When Commercial is selected, results are based on GO Ms. No. 145 - Table III (C), dated 24-09-2024. This GO amends GO 168 to add specific rules for commercial construction.
6. Builder's Guide Assistant (Chatbot): The AI assistant answers based on embedded representations of GO 168 and GO 145. Responses may not reflect the latest amendments or area-specific orders. Always verify with a licensed architect or GHMC/HMDA before making any construction decisions.
